The data below compares year over year data for all residential properties.  I have also included data reflecting the increase in sales from 2010 in respective areas.  We are seeing improvements in the market over all. Land however, 0-3 acres is still seeing high absorption rates.

Henderson County

  • 4.5 increase in values, Median $183,300
  • 95% LTS vs 94%
  • Median DOM 105, reduced by 3%
  • 12% increase in the number of units sold, 1748
  • 42% increase in the number of units sold from 2010
  • 6.7 Months of Absorption
  • 12.5% off in median values from 2007

Buncombe County

  • 5.6% increase in values, Median $212,000
  • 95% LTS vs 95%
  • Median DOM 84, 6% reduction
  • 6.7% increase in the number of units sold, 3514
  • 36.6% Increase in the number of units sold from 2010
  • 6.5 Months of Absorption
  • 7% off in median values from 2007

Polk County

  • 10% increase in values, Median $184,000
  • 92% LTS vs 91%
  • Median DOM 158, reduced by 22%
  • 9% increase in number of units sold, 209
  • 25% off in median values from 2007
  • 10 months of absorption
  • 53% increase in number of units from 2010

Transylvania County

  • 3% increase in Values, Median $180,053
  • 88% LTS vs 91%
  • Median DOM 176, increased by 21%
  • 10% increase in the number of units sold, 448
  • 35% increase in the number of units sold from 2010
  • 15.6 Months of Absorption
  • 30.7% off in median values from 2007
